Buying a Home

There are eight typical steps involved in successfully buying a home. When you choose me as your agent, I’ll be there to guide you through each one—answering questions, offering insight, and helping you make confident, well-informed decisions along the way.

Step 1: Get Pre-Approved
If you plan to use a mortgage, the first step is getting pre-approved by a reputable lender. This helps you understand what you can comfortably afford and which loan options may be the best fit for you. The lender you choose can affect how strong your offer appears to sellers and how smoothly the process goes. I work with several exceptional lenders and am happy to offer recommendations. For cash purchases, proof of funds will be required.

Step 2: Buyer Agency Agreement
Before I can show homes and represent you as a buyer, we’ll need to have a written Buyer Agency Agreement in place. This agreement outlines how I work for you and how your interests are protected throughout the process. The agreement can be tailored to your situation—both in scope and timeframe. My goal is for you to feel confident, informed, and comfortable before moving forward.

Step 3: Buyer Consultation
A buyer consultation allows me to better understand your needs, preferences, and goals. We’ll talk through the current market, the buying process, and any questions you may have. This conversation helps ensure we’re aligned from the start and allows me to serve you more effectively.

Step 4: Search For a Home
After our consultation, I’ll set you up with a personalized home search connected directly to the MLS. You’ll receive timely notifications when new homes come on the market or when prices change. During this step, my goal is to help you stay informed without feeling overwhelmed and to show you homes you’re interested in as soon as possible.

Step 5: Make an Offer
When you find the right home, I’ll help you think through your offer price and terms so you can make an offer that makes sense to you and that you feel comfortable with. I’ll guide you through the details and negotiate on your behalf, always keeping your goals and comfort level in mind.

Step 6: Home Inspection
After your offer is accepted, a professional home inspection provides valuable insight into a home’s condition. I can recommend reputable inspectors, and if concerns arise, I’ll help you understand your options and navigate any follow-up negotiations.

Step 7: Lender Appraisal
If you’re using a lender and are satisfied with the inspection results, the lender will order an appraisal. If the appraisal comes in below the agreed-upon price, I’ll walk you through the available options and help you decide how to proceed.

Step 8: Close and Celebrate
Once final underwriting is complete and your lender issues a clear-to-close, we’ll schedule your closing. Closing day marks the completion of the journey—you’ve reached your goal of homeownership. It’s time to celebrate!
